Who Is Looking in Orange County Right Now: 102 Buyer Needs, Read Closely
The buyer board is the best read on Orange County demand that exists outside a brokerage’s own files, because every card on it is a licensed agent writing down a real client’s search in their own words. As of this week it holds 102 live buyer needs, 42 of them posted in the last 30 days. Here is what they say, taken together.
Where
By city, the most buyer needs are written down for Dana Point (19), Newport Beach (16), San Clemente (13), Laguna Beach (13), San Juan Capistrano (10) and Corona del Mar (9). Many needs list two or three cities, so a Dana Point buyer is often also a San Clemente and San Juan Capistrano buyer, and the coastal cities overlap heavily. Inland, the needs are fewer and more specific: Irvine, Mission Viejo, Orange, Anaheim Hills and Tustin, with a few buyers looking toward Corona and the Inland Empire for price.
How much
Grouped by the top of each buyer’s stated range:
- Under $1,000,000: 7 buyer needs
- $1,000,000 to $2,000,000: 19 buyer needs
- $2,000,000 to $3,000,000: 21 buyer needs
- $3,000,000 to $5,000,000: 25 buyer needs
- $5,000,000 and up: 25 buyer needs
Half the board sits above $3,000,000, and a quarter of it above $5,000,000. That is the coastal luxury buyer, written down with a phone number, and it is the band where a quiet first look matters most to the seller. The other half, from the first-time buyer under $1,000,000 to the move-up buyer at $2,500,000, is where pockets are posted least often, so anything you hold there has less competition for the same buyers.
What kind
By property type the board is mostly single-family homes (61 of them say so outright), with a handful of land buyers, small multi-family buyers and condo or townhome buyers. 15 needs say cash outright, and several more are 1031 exchange buyers with a clock running. Those are the ones to call first when a pocket fits, because the timeline is not the buyer’s choice.
What the words say
Read past the filters and the cards get specific. Buyers who want to hear the waves but not be on the sand. A single-level in a 55+ community with a garage. Four bedrooms plus an office and a yard the kids can use. A half-acre infill lot anywhere in the county. Those sentences do not survive a saved search, and they are exactly what a listing agent needs to know a pocket fits before picking up the phone.
What to do with it
If you hold a pocket: open the board, filter by city only, and read every card. Then post the property and the network checks it against all 102 needs for you and emails the agents whose buyers fit. If you hold a buyer: post the need. Over the last 30 days agents posted 42 buyer needs and 6 pre-market properties here and the network sent 55 Match Alert emails between them. The board works in both directions, and the more honestly it is written, the better it works.
The network has 2,600+ verified agents across 62 brokerages, and it is free, permanently.
