Start Here: How Who’s Got Pockets Works
New to the group or the network? This page explains what Who’s Got Pockets is, what you can post (and how to post it the right way), and how to get the most out of your forever free membership — in about 3 minutes. The short version: this is where OC agents share pocket listings, off-market and pre-market properties, and buyer needs — before anything hits the MLS.

How It Works — Two Ways In
Most agents think Who’s Got Pockets is only for pocket listings. That’s half of it. You don’t have to post a property to use this network — posting what your buyer wants is the easiest way in, and it works just as well.
WAY 1 — POST WHAT YOUR BUYER WANTS
City, property type, bedrooms, price range, timeline. Dropdown menus. About a minute.
There is nothing to be nervous about here. You are not marketing anyone’s house — you are telling other agents what your buyer is looking for, the same thing you would say out loud at a broker caravan.
Your buyer need sits on the board where every WGP agent can search it — searchable like the MLS, except it is full of buyers instead of houses. The moment an agent posts a pre-market property that fits, you get an email.
WAY 2 — POST A PROPERTY, YOUR WAY
Got something off-market but you are not comfortable putting it out there? Post it anyway and choose how much shows. That choice is between you and your broker — the network just does what you tell it.
Active MLS listings are never allowed on WGP. Commercial and 5+ unit residential sit outside Clear Cooperation entirely — those can be shared in full, any time.
You Choose How Public It Is
Three levels. Same board, same matching engine — only the amount that shows changes.
FULL DETAILS
For early shares with the owner’s permission, CRMLS Coming Soon, and properties going into the MLS within one business day. Everything shows.
TEASER ONLY
Property type, city and your contact info. No price, no bedrooms or bathrooms, no photos, no address. Enough for the right agent to call you, and nothing more.
STEALTH — MATCH ONLY
Nothing shows anywhere. Not on the board, not in the Weekly Roundup, not in the newsletter, not in anyone else’s alerts. Your name is not attached to anything public.
On teaser and stealth, fill in the real details anyway. Price, bedrooms, bathrooms, square footage. They are never displayed to anyone. They are used only to match your property against posted buyer needs.
And the match email comes to you, never to the other agent. We tell you which agents have buyers that fit your property. Then you make one call, agent to agent, the way it has always been done.
Post what your buyer needs. Post your property at whatever level you can live with.

What Is Who’s Got Pockets?
Who’s Got Pockets is a 2,600+ member community of licensed Orange County & Southern California real estate agents, in two connected places:
- The Facebook group — day-to-day conversation, buyer needs, and seller-authorized off-market opportunities. Join it here.
- The private network at network.whosgotpockets.com — a members-only platform with the Pre-Market Properties board (pocket listings), the Buyer Needs Board, agent profiles, and groups. Free for licensed agents. Register here.
The one hard rule: no active MLS listings — ever. If it’s live on the MLS, everyone can already see it. The value here is what agents can’t see anywhere else: pocket listings, pre-market properties, and real buyer needs.
Pocket Listings — Before Anyone Else Sees Them
This is the heart of Who’s Got Pockets. Members share pocket listings and pre-market properties on the network’s Pre-Market Properties board — with the seller’s permission, before anything hits the MLS. Got a buyer? This is where you find what Zillow can’t show you. Got a quiet seller? This is where the right agents find you.

Members only — free for licensed agents. Every pocket listing is shared with the seller’s permission and the right status line (see the four situations below). Never active MLS listings.
Commercial & Multifamily — Fully Open, Fully Free
Here’s something most agents don’t know: MLS Clear Cooperation rules don’t apply to commercial property or 5+ unit multifamily. Those deals can be shared here with full details — price, units, numbers, everything — any time, no status lanes, no gray area.
If you work commercial, you’re probably paying serious money every year for listing platforms and closed networks. Posting here is free — and it’s open to every licensed agent, so a residential agent with a commercial deal has a home for it too. Agents have been putting off-market deals together in Who’s Got Pockets for 13 years.

Every property post in the group needs one of these status lines. Find your situation, copy the line, post with confidence. Pocket listings are welcome here — they just need the right status line.

GREEN — NOTHING SIGNED YET
No listing agreement, owner gave permission. You may share the city, beds, and an approximate size or price range.
“No listing agreement signed — shared early with the owner’s permission. Contact me.”
YELLOW — CRMLS COMING SOON
Signed and entered in CRMLS as Coming Soon (max 21 days, no showings during the window). Full details are OK.
“In CRMLS as Coming Soon — sharing here for extra agent visibility.”
BLUE — MLS WITHIN 1 BUSINESS DAY
Signed and going into the MLS within one business day. Full details are OK.
“Going into the MLS within 1 business day — consider this your head start.”
QUIET LANE — REGISTERED OFF-MLS
Signed listing with a seller MLS exclusion (C.A.R. Form SELM), staying off the MLS. In the Facebook group, no property details — this only:
“Off-market situation in [city] — contact me directly.”
On the network you have more room: post it as a teaser (type and city only) or in stealth (shows nowhere at all) and let it be matched privately against posted buyer needs. See the three levels above.

Buyer Needs: The Always-Safe Post
Property posts have rules. Buyer-need posts have none. Telling other agents who your buyer is and what they’re looking for is always compliant, always welcome, and it flips the matching: instead of waiting for the right property to appear, the right listing agent finds you.
- Post your buyer’s city, budget, and must-haves on the Buyer Needs Board in the network
- Filter the board by city to match your seller-authorized opportunities against active buyers
- Include your name, brokerage, DRE #, cell, and email so agents can reach you fast
