Three Weeks Above 7%: What the Cash Buyers on the Network Are Telling You
The 30-year fixed averaged 7.40% in Freddie Mac’s survey released October 8, up from 7.28% the week before and 6.30% a year ago. That is three straight weeks above 7% (Freddie Mac, Oct. 8, 2026). Every agent on the network knows what that does to a financed buyer’s monthly number. This brief is about the buyers it does not touch, and what the buyer board says about them this week.
The number that did not move
Of the 110 live buyer needs on the network, 17 say cash outright, and two more are 1031 exchange buyers with a clock running. 66 of the 110 are written down at $3,000,000 and up. A quarter point on a 30-year mortgage changes nothing for a cash buyer, and at the top of the board most buyers are not borrowing at all, or not in a way that a rate survey describes. These are the buyers a seller wants to hear about at the listing appointment this month, and they are already written down with an agent’s phone number next to each one.
Where they are
By city, the most buyer needs are written down for Dana Point (23), Laguna Beach (20), Newport Beach (18), San Clemente (16), Corona del Mar (14) and Laguna Niguel (14). Many needs list two or three cities, so a Dana Point buyer is often also a San Clemente or San Juan Capistrano buyer. The cash buyers run the same coast and then inland: Laguna Beach, Dana Point, San Clemente, Newport Beach, Laguna Niguel and Huntington Beach, then Tustin, Westminster and Corona, with one buyer looking across four counties for fixers. Two of the three newest needs on the board, both posted last Saturday, are all-cash: Laguna Beach to $2,500,000 and San Clemente to $2,500,000, each open to a fixer, a duplex or two houses on a lot. The third is an owner-occupant anywhere in Orange County under $700,000 who wants a yard.
What the Orange County numbers say
C.A.R.’s August report put the Orange County median for an existing single-family home at $1,452,500, up 4.9% year over year, with 3.1 months of supply and a median 27 days on market (C.A.R. Market Data). The September report lands in the middle of this month and we will carry it in Friday’s Roundup. Three months of supply is still a thin market. A seller who can be introduced to a ready buyer before the property is marketed is in a strong position, and in a 7% market that introduction is worth more, not less.
What a listing agent does with this
- Read the buyer board before the listing appointment. Filter by the seller’s city only and leave price and type open. Count the cash buyers. Walk in able to say “I already know who is looking for this.”
- Post the pocket listing the day the seller says yes to a quiet first look. The moment you do, the network checks it against all 110 live buyer needs and emails you about every agent whose buyer fits. Those agents get an email too, with your name and cell. Then on Friday it goes out in the Weekly Roundup to over 1,000 agents.
- Call the cash buyers’ agents first. Their timeline is not waiting on a lender, and the rate survey is not part of their conversation.
What a buyer’s agent does with this
If your buyer is cash, or close to it, write the need down now and say so in the first line. Listing agents read the board, and “cash” is the word they are looking for this month. From the moment you post, every pocket listing posted anywhere on the network is checked against your need and you get an email about every match. Over the last 30 days agents posted 20 buyer needs and 6 pocket listings on the network, and the network sent 17 match emails between them.
The network is free for licensed agents, permanently. 932 verified agents are on it today.
