Under $2.5 Million: Where 38 of the Network’s Buyers Are Looking

Agent Brief hero — under 2.5 million

The buyer board on the network gets talked about for its top end, and fairly: 66 of the 114 live buyer needs are written down at $3,000,000 and up. But all four buyer needs posted this week were $2,500,000 or less, in Fountain Valley, Villa Park, Costa Mesa and Laguna Niguel. So this brief reads the other side of the board closely: the 38 buyers whose agents wrote them down at $2,500,000 or less.

How they break down

Of the 38, thirteen top out between $1,000,000 and $1,500,000, ten between $1,500,000 and $2,000,000, and nine between $2,000,000 and $2,500,000. Six more are under $1,000,000. Twenty-eight of them asked for a single-family home specifically, and 7 say cash outright. These are not window shoppers. Each one is a real buyer, written down by a licensed agent who put their name and cell next to it.

Where they are

Laguna Niguel and Huntington Beach have the most of these buyers written down, four each, then Costa Mesa and Mission Viejo with three each, then Aliso Viejo, Orange, San Clemente, Irvine, Dana Point and San Juan Capistrano with two each. Fountain Valley, Villa Park, Laguna Hills and Anaheim Hills each have one. Many buyer needs list two or three cities, so a Laguna Niguel buyer is often also an Aliso Viejo or Mission Viejo buyer.

What they are asking for

Read the posts and the same things come up again and again: a fourth bedroom or an office, a yard, a single story, parking. One Costa Mesa buyer needs room for four or more cars, with a high-ceiling garage or a long driveway. One Fountain Valley buyer wants five bedrooms in Green Valley, or a low HOA with a community pool, or no HOA and a pool of their own. Those details are the reason to read the board, because they tell you which of your sellers to call.

What a listing agent does with this

  1. Search the board by your seller’s city and price. It is searchable like the MLS, by city, price and property type. Count the buyers who fit before the listing appointment.
  2. Post the pocket listing when the seller says yes to a quiet first look. The moment you do, the network checks it against all 114 live buyer needs and emails you about every agent whose buyer fits. Those agents get an email too, with your name and cell. Then on Friday it goes out in the Weekly Roundup to over 1,000 agents.
  3. Call the agent directly, one to one. Every buyer need has the agent’s cell on it.

What a buyer’s agent does with this

Write your buyer down. Post a buyer need and the network checks it against every pocket listing, and you get an email about every match, from that day on. The network sent 18 match emails in the last 30 days.

The network is free for licensed agents, permanently. 937 agents are on it today, 16 of them joined in the last 30 days, and the Facebook community it grew out of is 2,600 agents strong.
