WHO'S GOT POCKETS
The Weekly Roundup
Vol. 12 • Friday, October 9, 2026 • Orange County, CA
|
Hi WGP friend, Two more pocket listings went up on the network this week, each posted by the agent who holds it: a townhome in Newport Beach and a two-houses-on-one-lot property in Los Angeles. On top of those, agents in our Facebook group shared 9 more pocket listing opportunities this week, in Aliso Viejo, Bell Canyon, Corona del Mar, Costa Mesa, Dana Point, Huntington Beach, Newport Beach, Santa Ana and Seal Beach. They are on the network now; sign in to see who to call. Here is what happens when an agent posts a pocket listing: the moment it is published, the network checks it against every live buyer need and emails the listing agent about every agent whose buyer fits. Those agents get an email too, with the listing agent’s name and number. Then on Friday the pocket listing goes out here, in the Roundup, to over 1,000 agents. Something new this week: every member now gets a short email the moment any pocket listing is posted to the network. It names the city and nothing else. The details, and the agent’s name and cell, are inside for members only. You do not have to do anything to receive it, and one tap turns it off if you would rather wait for Friday. On the buyer side, 110 buyer needs are live right now, 14 of them new this week, and the network sent 17 match emails in the last 30 days. Dana Point has the most buyers written down, then Laguna Beach and Newport Beach, then San Clemente. Six in ten of those buyers are $3,000,000 and up and seventeen say cash outright. It works the same way in the other direction: post a buyer need and the network checks it against every pocket listing, and you get an email about every match. If you are holding anything along the coast, the buyer for it may already be written down inside. Post it this week and it goes out in next Friday’s Roundup. — Liz Bates, Founder |

OC Market Snapshot
|
|
Rates rose again. The 30-year fixed averaged 7.40% in the survey released October 8, up from 7.28% last week and 6.30% a year ago, the third straight week above 7%. The 15-year averaged 6.73%, up from 6.60% (Freddie Mac PMMS).
$1,452,500 — Orange County median price for an existing single-family home in August, up 4.9% year over year, with 3.1 months of supply and a median 27 days on market (C.A.R. August 2026 report). The September report lands in mid-October; we will have it next Friday.
Statewide: California’s median was $901,420 in August, with sales at a 269,620 annualized pace and 3.7 months of supply (C.A.R.).
Takeaway for WGP agents: three weeks above 7% is where financed buyers start to wait and cash buyers keep going. Seventeen buyer needs on the network say cash outright, and six in ten are $3,000,000 and up. The committed buyers are written down, 110 of them, each with a price, a city and an agent’s phone number. A seller who hears “I already know who is looking for this” at the listing appointment is hearing something no portal can say.
