OC Market Snapshot

$1,475,000 — Orange County median price for an existing single-family home in July, up 5.4% year over year and down 1.0% from June (C.A.R. July 2026 report).
3.1 months of supply in Orange County, up from 2.8 in June and down from 3.3 a year ago (C.A.R. county tables).
Statewide: California’s median is $887,680, up 0.3% year over year and down 1.9% from June. Sales came in at a 263,170 annualized pace, up 1.1% year over year but off 6.0% from June (C.A.R.).
Rates: the 30-year fixed averaged 6.66% as of August 27, a single basis point above last week, and the 15-year averaged 5.98% (Freddie Mac PMMS).
Takeaway for WGP agents: rates have sat inside a tenth of a point for three straight weeks and supply is still barely three months. Nothing about that is going to shake loose new inventory on its own — the 61 buyers on the board are competing for a small pool, and an off-market match is the fastest way through it.
